Healthy Homes
All rental properties will need to comply with the Healthy Homes Guarantee Act 2017 by 1 July 2025.
The Healthy Homes Standards introduces specific and minimum standards for heating, insulation, ventilation, moisture and drainage, and draught stopping in rental properties.
The healthy homes information is included with the Healthy Homes Standards Statement – Current Level of Compliance.

Insurance
Landlords are required to provide insurance information as part of any new tenancy agreement, outlining whether the property is insured, the policy type and the excess amount for relevant policies.
The insurance information is included within the Insurance Statement, further informing tenants that the insurance policy for the property is available on request.
Tenants must also be updated if/when insurance information changes within a reasonable time.

Smoke Alarms
Working smoke alarms or detectors are required in all rental homes within 3 metres of each bedroom door, or in every room where a person sleeps. 
They must be working at the start of each new tenancy and remain in working order during the tenancy. Smoke alarms must be replaced at the manufacturers recommended replacement date or expiry date.
New smoke alarms must be photoelectric and have a long battery life or be hard-wired.

Utilities & Other Payment
Power Connection: The landlord is required to pay the re-connection fee (if any). It is the responsibility of the tenant to pay the cost of power used thereafter.
Gas: The landlord is required to pay for the hire charge of the gas bottles (if any). It is the responsibility of the tenant to pay the cost of gas used thereafter.
