How long will it take to rent my property?
Properties can rent within vastly different timeframes. Some properties may rent within a week of being advertised, while others may take up to 60 days. You will be updated weekly with marketing reports offering further insight and suggestions to facilitate renting the property in a timely manner.  

Who will be my point of contact after I sign the management authority?
Your property will be assigned to one of our experienced Property Managers who will be your primary point of contact throughout the management of the tenancy. In addition, you will receive regular communication from management regarding disbursements, monthly market commentary and important updates relating to changes in legislation.

Do I need to sign the tenancy agreement?
No. This is because you have employed Nidd Property Management as your agent to act on your behalf. Once you have approved a tenant, we will sign the paperwork on your behalf, and you will receive a copy for your records.

When does the rent get paid into my account?
Payments are disbursed on the 1st and 15th of each month with prior notification of any invoices that will be deducted from the rental ledger. A statement is issued following the disbursement outlining debits and credits for that period. 

What happens if a tenant stops paying rent?
Strict rental payment policy is adhered to in accordance with the conditions outlined within the tenancy agreement.

Can I access the property during the tenancy?
Yes, you can; however, you must allow for 48 hours’ notice to be given and ask your acting Property Manager to notify the tenants. 

What is a Routine Inspection?
Inspections are a requirement under your insurance policy and are essential when ensuring that your property is being maintained to an acceptable standard while proactively identifying and addressing maintenance issues.

What is a Property Condition Report?
This is a report that is completed prior to the tenancy commencing and provided to the tenant for them to sign and return. 
The report is around 100 pages, printed in colour, detailing a thorough series of photos and notes of the property prior to the tenant moving in. 
Lastly, it highlights the level of service and professionalism of management as a standard for the relationship between you and the tenants.
