The median rent for January 2026 remained stable at $772 per week  year-on-year. The lower quartile increased by 16%, while the upper quartile increased by 5% to $1,050.

Rental movement increased as shown with 2,007 bonds lodged, a 34% increase year-on-year. Closed bonds totalled 951, also up 34% on the same time last year.

Supply increased, with an average of 405 listings on TradeMe, representing a 22% year-on-year rise in available properties.
